Significant upgrades to a 1920's three-story colonial:

 

  1. Developed renovation plan on paper

  2. Gut existing kitchen.

  3. Upgrade electrical and plumbing

  4. Widened existing doorway between kitchen and dining room from 36" to 80"

  5. Existing 32" door to back porch was replaced with 72" wide double French doors.

  6. Discovered that a leak in second floor bath (over the kitchen) had seriously weakened the joists.  Added new structural timbers to support the 2nd floor bath, which has existing tile floor and cast iron tub.  While ceiling was open, we replaced outdated bathroom plumbing.

  7. Installed new recessed lighting and vent fan for stove and convection microwave.

  8. New insulation, drywall, trim, cabinets, sink, granite countertop, tiled backsplash, appliances, and tile floor.

  9. Updated 2nd floor bath with new plumbing, beadboard wainscoting, vanity, and sink.  Added a vent fan.

  10. Updated rear porch with new beadboard ceiling, circulating fan, and movable wall benches.

  11. To cut costs, the homeowners assisted with gutting, insulating, drywall, painting, and tile installation.
